For FY2025/26, ended 31 March 2026, gross revenue declined 5.5% to S$673.0 million and net property income fell 5.9% to S$500.4 million. Distribution per unit decreased 6.3% to 12.71 Singapore cents; excluding the previous year’s divestment gain, the DPU decline was 3.2%. Its 136-property portfolio was valued at about S$8.21 billion at year-end. Lower contributions after disposals, North American lease non-renewals and weaker US-dollar translation were significant headwinds.

The industrial REIT business model

MIT owns income-producing properties and leases space to industrial and technology tenants. Revenue is primarily rent, supplemented by service charges and related property income. After property expenses, the trust reports net property income.

A REIT differs from a manufacturer: it does not earn revenue when a tenant produces more goods. Its upside comes from occupancy, rent growth, additional leased space and disciplined property investment.

Singapore high-tech buildings

High-tech industrial buildings accommodate advanced manufacturing, research and technology operations. Tenants may need stronger power supply, floor loading, security and specialised layouts.

Such requirements can create tenant stickiness but also increase fit-out and capital expenditure. The manager should evaluate whether higher rents compensate for technical building specifications.

Data centres in North America

MIT has substantial North American data-centre exposure. Tenants use facilities for computing and digital infrastructure, with revenue dependent on contracted rent, capacity and lease terms.

Data-centre demand is supported by cloud and AI investment, but buildings require reliable power, cooling and connectivity. Vacancy and lease non-renewals can be expensive because specialised space may need significant retrofitting.

Singapore data centres

Domestic data-centre facilities benefit from Singapore’s connectivity and business environment, but expansion is constrained by power, land and sustainability requirements.

Power efficiency and tenant credit quality are as important as headline data-centre demand. An underperforming building may need expensive upgrades before it can attract new occupiers.

Business parks and industrial estates

Business parks host technology, professional services and research tenants, while industrial estates serve manufacturing and logistics operations. Each property type has distinct tenant requirements and leasing cycles.

Occupancy depends on location, access and building quality. A mature industrial asset may generate stable rent but offer limited growth without redevelopment.

Flatted factories and stack-up buildings

Multistorey industrial properties allow multiple tenants to operate within a compact footprint. Rental economics depend on floor access, loading capacity, lift performance and flexibility of unit configurations.

These facilities can diversify tenant exposure but require consistent maintenance and compliance with industrial-use restrictions.

North American lease renewals

The annual report identifies non-renewal of certain North American leases as a contributor to weaker FY2025/26 revenue. Lost rent can persist while a property is re-leased or repositioned.

Lease expiry concentration is particularly important in data centres because technical requirements and tenant transition costs can be substantial. A replacement tenant may require incentives or capex.

Japan data-centre exposure

Japanese assets add geographic diversification and local demand for digital infrastructure. Rent is exposed to local leasing conditions and yen-to-Singapore-dollar translation.

Currency movements can lower reported portfolio values even if underlying yen rent is stable. Local-currency performance should be assessed separately.

Gross revenue versus net property income

FY2025/26 gross revenue was S$672.991 million and property operating expenses S$172.638 million, leaving NPI of S$500.353 million. The NPI margin reflects building operating efficiency and the portfolio mix.

NPI excludes financing and trust-level costs, so it is not distributable cash. Investors should reconcile NPI with borrowing expenses, perpetual distributions and unit-holder distributions.

Distributions and per-unit economics

MIT reported S$362.6 million distributed to unitholders and DPU of 12.71 cents in FY2025/26. The prior-year comparison included a divestment gain, so underlying DPU fell less than the headline 6.3%.

DPU depends on the number of units, financing costs and recurring property income. A distribution supported by one-off asset gains is less repeatable than one generated by leases.

Portfolio divestments and asset recycling

The portfolio value declined partly because S$534.8 million of properties were divested during FY2025/26. Disposals reduce reported revenue but can release capital and avoid future expenditure.

The relevant comparison is income surrendered versus proceeds, debt repaid and reinvestment returns. Selling an older asset can strengthen the balance sheet even when it depresses gross revenue.

Valuations, debt and equity returns

At 31 March 2026, the portfolio comprised 136 properties valued at about S$8.21 billion. Values respond to rent forecasts, occupancy, capital expenditure and market yields. Foreign-exchange changes also affect translated values.

Borrowing amplifies both gains and losses in asset value. Investors should monitor gearing, interest coverage, debt maturities and the gap between net asset value and the market price of units.

Related reading: Mapletree Industrial Trust Business Strategy in 2026; Mapletree Industrial Trust SWOT Analysis in 2026; Mapletree Industrial Trust PESTEL Analysis in 2026.

Primary source: Company financial results and annual report.

Mapletree Industrial Trust Business Model in 2026 | How Does Mapletree Industrial Trust Make Money?: financial performance, revenue drivers, competitive position, risks and 2026 outlook.

[166

0":"post-26683","1":"post","2":"type-post","3":"status-publish","4":"format-standard","6":"category-business-model

Mapletree Industrial Trust Business Model in 2026 | How Does Mapletree Industrial Trust Make Money?
